Snagging Surveys Explained: Why Every New Build Buyer Needs One
If you're buying a new build in Ireland, a snagging survey is one of the smartest investments you can make.
What is snagging?
Snagging is a detailed inspection of a new build property to identify defects before you complete the purchase. These can range from cosmetic issues (paint drips, scratches) to serious structural problems.
What does a snagging survey cover?
- Interior walls, ceilings, and floors
- Windows and doors (alignment, seals, locks)
- Kitchen and bathroom fittings
- Plumbing and heating systems
- Electrical sockets and switches
- Attic insulation and ventilation
- External walls, driveways, gardens
Average findings: A typical snagging report identifies 80-150 defects in a new build. Most are minor, but some can cost thousands to fix if missed.
Cost: €150 – €500 depending on property size and location. Larger detached homes or properties with complex layouts will fall at the higher end.
When to book: Ideally before your final walkthrough, giving the developer time to fix issues before you move in.
